Detailed description according to the Plan:
8. The areas of economic activity are designated in the areas marked on the plan drawing with the symbol AG.
9. The following rules of investment are set in the areas of business activity:
- areas for industrial, production, warehouse, service and commercial facilities. It is forbidden to locate commercial buildings with a sales area greater than 1000 m,
- existing buildings and their use are adapted in the plan. Modernizations and extensions of existing buildings should be carried out in accordance with the provisions of the plan and the provisions of the construction law,
– any nuisances resulting from the conducted activity must be within the boundaries of the plot on which this activity is carried out,
- location of new buildings on plots in accordance with the building lines marked on the plan drawing and in accordance with the construction law.
The distance of new buildings from the line demarcating the right-of-way of the voivodeship road marked on the drawing of the plank with the symbols 1KG and 2KG should be at least 15.0 m,
– at least 30% of the area of the building plot must be a biologically active area, intended for high and low ornamental greenery,
- maximum height of new buildings 15.0 m,
- it is allowed to combine individual plots provided that the designed buildings will be built in accordance with the building lines marked on the plan drawing,
- on individual plots there should be enough parking spaces for cars,
- in the AG areas, strips of insulating greenery marked on the plan drawing with the symbol Zl. The location of the strips and their width are specified in the plan drawing. The insulating green belt is an integral part of the plots intended for business activity on which it is located. Plantings in the insulating green belt must be made within the first year from the start of construction of buildings on individual plots. An integral part of the Construction Projects must be the designs of insulating greenery on individual plots approved by the appropriate department in the Czerwonak Commune Office. The areas of the insulating green belts can be included in the area of a biologically active building plot,
-na terenach AG wyznaczono pasy zieleni ochronnej oznaczone na rysunku planu symbolem ZO. Lokalizacja pasów oraz ich szerokość określona została na rysunku planu. Pas zieleni ochronnej może być integralną częścią działek przeznaczonych pod działalność gospodarczą pod warunkiem, że zagospodarowanie poszczególnych dziatek umożliwiać będzie bezkolizyjną konserwację rowów melioracyjnych. Integralną częścią Projektów Budowlanych muszą być projekty zieleni ochronnej na poszczególnych działkach zatwierdzone przez odpowiedni wydział w Urzędzie Gminy Czerwonak Powierzchnie pasów zieleni ochronnej mogą być wliczane do powierzchni działki budowlanej biologicznie czynnej, zagospodarowanie działek przez które przebiegają rowy melioracyjne musi umożliwiać bezkolizyjną konserwację rowów melioracyjnych.
§16
Dla terenów działalności gospodarczej na obszarach oznaczonych na rysunku planu symbolem AG ustala się następujące zasady i warunki podziału na działki:
1. dopuszcza się podział obszarów na mniejsze działki pod warunkiem, że: każda działka będzie posiadać dostęp do drogi. działki przeznaczone pod działalność gospodarczą będą o powierzchni minimum 5000 m2, dopuszcza się wydzielanie działek o powieerzchni mniejszej niż 5000 m? pod obiekty infrastruktury technicznej m.in. kompaaktowe stacje transformatorowe.
2. dopuszcza się scalanie działek, pod warunkiem, że nie spowoduje to dysfunkcyjności terenów sąsiednich.

§16
For the areas of business activity in the areas marked on the plan drawing with the symbol AG, the following rules and conditions of division into plots are established:
1. It is allowed to divide areas into smaller plots provided that: each plot will have access to a road. Plots intended for business activity will have an area of at least 5000 m2, it is allowed to separate plots with an area of less than 5000 m? for technical infrastructure facilities, m.in. compact transformer stations.
2. It is allowed to merge plots, provided that it does not cause dysfunction of the neighboring areas.
